1: Type of House

The total cost of roof replacement depends on the home. How many stories does it have? A house with more stories requires more labor and special equipment to get up to the roof, which increases the overall replacement cost.


2: The Square Footage of Your Roof

Remember the square footage of your roof is quite different from the square footage of your home. For example, a ranch-style house covers more roof square footage as compared to a regular two-story house. The higher the square footage of the roof, the higher the replacement cost.


3: The Pitch

The pitch determines how safe it is to walk on and work on a roof. Since it’s not as safe to walk on a steeper slope as compared to a shallower roofing system, the cost of replacing a high-pitched roof is generally more. Your roofer will need to observe additional safety standards, which can affect the timeline and labor cost.


4: The Number of Layers Needing Removed

If your roof has several layers which need to be torn off before installing the new roof, the cost of replacement will significantly increase. This is mainly due to the extra time and labor it takes to tear off the layers and haul away the debris.


5: The Material

The Process of Shingle Replacement

Tearing Off the Old Roof: The day arrives and the roofing crew shows up on time to your home. They will begin by tearing everything off your roof and disposing of it. They start from the top of the roof and work down. Exteriors Plus brings our own dump trailers on the morning of the install so you aren’t inconvenienced with a dumpster sitting in your driveway.

Installing the New Roof: Next, the new roofing material is installed. It often takes one day to tear off and install a new roof, but some projects may take longer depending on the size of your roof and how much detail is there (such as roof penetrations, ventilation, valleys, skylights, etc.). Additionally, your roofer will apply metal flashing around chimneys and other roof penetrations to prevent leaks.

Final Cleanup: Once the roof is fully installed, the crew will carry out a final clean up and inspection. Using heavy magnetic tools, they will find and clear all metallic debris from your roof, yard, and driveway. Finally, all the gathered debris will be put in the dump trailers and hauled away.
